Centre in the Park involves the development of an urban village in the Sherwood Park civic centre on a 12.5 acre site. It includes 36,000 sq. ft. of commercial retail space, 120 units of dependent assisted living, 130 units of seniors’ independent living/life lease and 380 units of senior, adult and young professional residential.
With three buildings completed and a fourth under construction, the unique characteristics of this project include the accommodation of various age groups and socio-economic needs in a mixed-use sustainable village development adjacent to Broadmoor Lake, the new Strathcona Civic Centre, Sherwood Park Mall, two high schools and Festival Place (Sherwood Park’s theatre and performance centre). The rezoning intensified the development with high-rise buildings at the west end of the site as the project continually evolves into the dynamic “downtown” for Sherwood Park.
Key initiatives include achieving economic, social and cultural sustainability within a single urban neighbourhood. Sustainable urban planning, infrastructure and building design are at the core of the development strategies. Sustainable initiatives include a district heating system for the village, a green roof water retention system (on the roof of the below grade parkade under the entire 12.5 acre site) green roof technology on the buildings and highly efficient building and envelope science initiatives. The goal is to achieve a LEED® Gold Built Green designation for the residential development. Of note is that this is the first pilot project for a Built Green designation for multi-family development in Canada.
